Since I have been investing in rental property for nearly 10 years, I have learned the in's and out's of the business. As an agent I can pass this knowledge on to my investor clients.
Here is a list of some of the special services I offer:
- Automatic notification of new listings - I will send
you email immediately when a new listing appears that
meets your profile. Contact
me and ask to receive this free service.
- Assistance Purchasing Bank-Owned Property - Foreclosures
can be great investment opportunities, but they are
not easy to buy. Negotiating with banks is a world
with its own rules. I sit on both sides of the table:
I represent banks who sell foreclosed properties and
buyers who purchase for enclosed property. This gives
my investor clients the insider's advantage.
- Days on Market Report -The "Days on Market" or "DOM" of
actively listed properties is not explicitly listed
in either of the Atlanta area Multiple Listing Services.
I, however, have found an obscure report that reveals
the original listing date of currently available properties.
I produce reports for my investor clients that include
this information. There is no better way to locate
frustrated sellers than to focus on the oldest listings,
especially old listings that are also vacant. Listings
that have expired or been withdrawn one or more times
also indicate a high level of seller frustration, which
could mean a great deal for you!
- Before and After Renovation Broker Price Opinion
- Let's say you have found an investment opportunity.
What is it worth now? What will it be worth when your
renovation is complete? How can you find out? With a
one of my "Before and After Renovation Broker Price Opinion" reports,
that's how. I can't guarantee my results , of course
, but with my square footage adjusted price modeling,
you can do better than just guess when you make your
business plan.
- Market Rent Survey -What are market rents in the
areas where you plan to buy? What will your monthly
obligation be, based on the financing you will use?
How much money will you have to bring to the closing
table? You can know this up front, when you use my
Market Rent Survey, combined with a buyer's cost estimate.
There's no reason to go look at a property if your
rent won't cover your monthly cost.
- Multiple Offer Program - Several of my investor clients
asked me to develop a way they could quickly and easily
make multiple offers. If there is a 10% chance that
an offer will be accepted, and an investor really doesn't
care which of 10 available properties he buys, as long
as the terms are right, why not make 10 offers at once
to ensure he gets at least one deal to close?
